<p>The KC-46A Design Guide provides a document that will assist in the proper and consistent design of Hangars on Air Force Bases nationwide. The facility will meet the criteria and scope outlined in the documents specified in the Air Force Master Plan. Each facility will be required to support the architectural theme of each selected Base, consistent with the Architectural Compatibility Plan (ACP). The design guide is based on one squadron.</p>
<p>The KC-46A facility will consist of three modern high bay hangars (Maintenance, Fuel Cell and Corrosion Control) with supporting space for personnel. The new large size aircraft hangar will be designed to house one KC-46A plan. The hangar structure shall be a clear spanning superstructure to allow the most flexibility in design and function of the facility. Approximately 100 feet tall, the facility will have a vertical lift fabric door system allowing the main door to have one higher section to accommodate the tail of the KC-46A. The KC-46A plan requires 15-foot clearances on all sides and a minimum 10-foot clearance above the tail. Bridge cranes will be located to allow full coverage of the aircraft.</p>
<p>The administration support areas will contain a variety of open office cubicles and offices in multi-story for the General Maintenance Hangar and single-story for the Fuel Cell and Corrosion Hangar. <p>The purpose of this project was to create a Hangar Complex to accommodate C-5 aircraft with full-in hangars and to consolidate all the back hop functions into a centralized location at the site area between Buildings 722 and 712 at Dover Air Force Base.</p>
<p>The proposed MXG Hangar Complex consists of six phases of construction over a period of 12 years. The six phases consist of three hangar buildings and three back shop or maintenance buildings. Each phase will be designed and constructed to minimize disruption in services and relocation of maintenance equipment and personnel.</p>
<p>Each hangar is approximately 85,000 SF and is designed to accommodate a C-5 aircraft as a full-in hangar. Each back shop phase is projected to be approximately 80,000 SF in area. <p>The 45,918 SF hangar addition is a multi-story high-bay Type I Aircraft Maintenance Hangar which includes four (4) bays of hangar area with adjacent squadron shop, office, and essential support spaces. The new addition provides additional space for maintenance, crew and equipment, and administration spaces for VMMT 204 including a seven-ton bridge crane and a fabric hangar door to match P651.</p>
<p>Based primarily on the design direction set forth in Phases I and II (Hangars P-525 and P-651), the new hangar is 92-feet deep with a free and clear vertical height of 39 feet. Maintenance is located on the first level along with shop space, restrooms and lockers, and mechanical, electrical and communications equipment. Administrative spaces are found on the second level along with training, flight line operations and essential support spaces. An elevator was incorporated into the project to allow transit between the first and second levels.</p>
<p>As an addition to Phases I and II, the exterior of the new hangar matches the design, material, dimensions, finishes, style, and color. The material levels of quality, durability and longevity specified are expected to provide many years of dependable service. <p>The goal of the Master Plan is to assess the current and future requirements of the U.S. Central Command (USCENTCOM) campus at MacDill AFB&nbsp;and to develop a new campus design that satisfies those needs.</p>
<p>The Master Plan will consolidate 28 existing facilities to compliment the newly constructed four-story building along with a second four-story structure. The Master Plan will also address the 1,300 people that will be displaced with the temporary and leased facilities are demolished as well as provide a 1,500-car parking garage to address the current parking issues.</p>
<p>The plan also provides recommendations on timelines for existing building relocation, stormwater retention, landscape design, and campus beautification strategies. <p>The Salvation Army of Georgia enlisted the help of Blair Remy to acquire land in the Pittsburg community and to design a prototype teaching, community and spiritual facility. The 51,000 SF, two-story facility houses a chapel with a mechanically raised stage and Orchestra Pit, a fellowship hall, administrative offices and classroom space. The multi-use facility also includes a family recreation center with a gymnasium and other fitness facilities. <p>MacDill's two existing child development center facilities provided 70% of the space required to meet the current need of 500, resulting in military and civilian personnel, and their dependent children being denied service on Base. The addition of a new CDC provides a modern, adequately sized, properly configured and conveniently located childcare services facility for an additional 305 children, ages six weeks through five years.</p>
<p>The CDC is composed of a one-story masonry facility with brick exterior treatment, sloped roof, mechanical equipment room, and other necessary support. The new CDC replaces one of the existing CDCs and includes childcare rooms, a kitchen, laundry room, playground area, fire detection supression system and will comply with DoD AT/FP requirements.</p>
<p>The project was designed using sustainable design principles and efficient practices as outlined by the LEED process. The materials used are high quality, durable and easily maintained. The goal of this project is to accumulate sufficient points for the LEED Silver level of certification.</p>
<p>A particular challenge with this project was that the funding came from two sources, NAVFAC and MILCON. In addition to consideration of the required elements of the two-phase project, Blair Remy had to design the project with an identifiable separation between the two funding sources so as to separate funding issues (i.e. invoicing, change orders, etc.). <p>The 20,000 SF, two-story banking center and corporate offices house all normal banking functions as well as an executive suite, private offices, a call center area, conference rooms, a break room and a separed kitchen area in the executive wing adjacent to the board room.</p>

<p>Blair Remy conducted an intial design charrette for the construction of a new elevator lobby (and associated equipment) and exterior courtyards linking the existing parking to the main building. The new elevator lobby core enables more personnel to gain access to the upper levels of the existing facility. Plaza and courtyard schemes suggest the incorporation of landscapign and site amenities to enhance the "procession" to the primary entries to the facility. <p>Located on 15 acres in the NEDC Business Park in Norman, Oklahoma, this 212,000 SF facilty incoporates both manufacturing space and office and employee areas.</p>
<p>Albon Engineering and Manufacturing produces connector rods for diesel engines, ranging in size from small rods for cars (i.e. Volvo) to very large rods for machinery (i.e. Caterpillar, Detroit Diesel and Cummins Engines). Using robotics technology, the 192,000 SF manufacturing facility takes blanks manufactured by Krups through the system, each line producing a particular sized rod. At the end of the line, the rods are moved to the shipping and receiving area where they are prepared for transport.</p>
<p>Serving as the U.S. Headquarters, the Albon facility includes a 20,000 SF, two-story office building with areas for engineering design, testing laboratories, offices, and conference rooms. <p>The three principles of scale, history and sustainability provided the driving force behind this interior renovation of approximately 2,700 SF of old industrial space into top-rate office space for our architectural firm.</p>
<p>With two offices and a conference room, the remaining space is designed as an open, studio type plan enabling the design team to work as one cohesive unit. Oversized furnishings such as 6'x6' desks and industrial-grade ceiling fans imply grand scale.&nbsp;The 42" tall center island custom designed around three of the four existing large column capitals for storage visually divides the space into two large areas, while still allowing daylight to penetrate all occupied space.</p>
<p>The space itself is located in a corner of the building and boasts large arched windows on two walls. The arches are mimicked at the glass office doors, which also mirror the design of the window panes. The depth of the arched openings on the windows was increased to allow for the installation of shading devices to minimize the intensity of the sunlight. Existing deformities on the columns, concrete ceiling and floor were maintained and the&nbsp; mechanical ductwork and electrical conduits were left exposed to emphasize the historical industrial aspects of the space.</p>
<p>An 8'6" cast stone divider was built as the entrance and provides shelving to house the firm's design awards and accolades, as well visual privacy to the work and break areas, gently guiding visitors to the lounge area.</p>
<p>The preliminary design centered on reusing existing materials and minimizing new construction. Energy-use reduction was extremely important and was incorporated early in the design process in order to yield lighting and HVAC designs that are energy-efficient, functional to the needs of the user, and contribute to the beauty of the space. <p>On-base billeting quarters are essential to provide an environment conducive to successful accomplishment of the increasingly complicated and important jobs the active duty and civilian personnel must perform. The 350-room, five-story Visiting Quarters is a modern space that will provide&nbsp;living, administration, housekeeping, guest laundry, and lobby areas.</p>
<p>The Visiting Quarters will be located next to the Davis Conference Center by realigning Florida Keys Avenue to provide a central campus type setting for visitors. The VQ is also designed and oriented to maximize the amount of rooms that allow the guests to enjoy the views of the Bay and Tampa skyline from their rooms. The existing Officer's Club (Building 397) and additional substandard facilities will be demolished to help accommodate the new facility.</p>
<p>The design and finishes will be selected in accordance with the AMC Architectural Compatibility Plan for MacDill AFB. <p>The Range Communications Facility is designed to house 64 personnel with consideration for future expansion. The new facility will be comprised of two sections, administrative space and industrial space.</p>
<p>The administrative space will include private offices, open office space for cubicles and support space for office equipment. It will also include a break area, janitor's closet, and restrooms.</p>
<p>The industrial space includes storage, receiving and staging area with a monitored loading dock as well as space for mechanical and electrical equipment, uninterruptible power source, communications rack room and a vault. The entire building will be&nbsp;a hardened structure. </p>

<p>The new 47,867 SF Strategic Planning and Development&nbsp;Facility (SPDF) was designed to bring together service and civilian personnel for high-level secure meetings, conferences, briefings and related functions. The objective was to provide adequate, contiguous and "on-base" meeting and conferencing space for high-level sensitive classified briefings and conference gatherings. The facility accommodates a variety of conference formats as well as a range of security levels. </p>
<p>The facility can easily&nbsp;accommodate conferences varying in size and intent from small break-out sessions, to conference table seating, to teleconferencing, to large group presentations. An auditorium with stepped table seating on the Orchestra level and lecture-style seating in the Balcony; an Executive Conference Room with a reconfigurable V-shaped center table surrounded by tiered straight tables; three smaller meeting rooms without fixed furnishings; and a large subdivided multi-function space satisfies the wide range of meeting space types. The Great Hall and Pre-Function space serve as areas for social gathering, casual conversation and break-outs for the various conference and meeting room functions as well as locations for independent organized gatherings.</p>
<p>The building is designed for energy and resource efficiency, and healthy indoor air quality. The SPDF achieves reductions in life cycle costs through the use of natural day-lighting (primarily on the first floor), lighting control systems that provide controls to turn off lighting after normal operating hours, reduction of light pollution through the use of carefully designed exterior lighting, and the selection of appropriate mechanical systems to optimize energy performance. Water conservation is achieved through the installation of native landscaping that does not require a permanent irrigation system and low-flow fixtures. <p>The Corps of Engineers (Mobile District) obtained the services of Blair Remy to program, plan and design the Joint Communication Squadron Element (JCSE) for a Design/Build RFP that will be used to solicit bids for design and construction of new JCSE Squadron Facility utilizing the one step Design/Build method. The JCSE Squadron Facility at MacDill AFB, Florida will be located on Marina Bay Drive adjacent to existing JCSE Squadron facilities. The new facility will accommodate four JCSE squadrons with a total of 470 personnel. A single building will facilitate training coordination between squadrons, share common amenities, utilities and site construction for cost savings.</p>
<p>Major features of JCSE Squadron Facility include industrial-type JCS platoon work/training bays and central common area, administrative space for each squadron including squadron commander and staff offices, training classrooms, conference rooms, J6 Communications Equipment Room, etc. Other supporting facilities include utilities, paving, storm drainage, exterior lighting, site improvements, communications infrastructure backbone and AT/FP requirements.</p>
<p>Because of site restrictions, the JCSE facility will be a two-story structure that incorporates space for ten troop bays, a common area, locker/shower areas, and necessary mechanical, electrical, and communications spaces on the first floor. The second floor will incorporate administration space, training classrooms, a break room, and restrooms. As required by the user, the troop bays and associated spaces shall be finished with industrial type materials to accommodate heavy use on a daily basis. The administration spaces for the new facility will be completely finished in appearance.</p>
<p>Although the squadrons will share common facilities and infrastructure, reflective of reduced building costs, each squadron will operate independently. Each troop bay will incorporate space for ten 15’ x 15’ team rooms. Each team room within its respective troop bay will accommodate four to five personnel.</p>
<p>The new JCSE Squadron Facility was designed to meet the requirements to earn a LEED silver certification, however when the design-build contractor registered the project with the U. S. <p>Blair Remy provided sub-area planning and concept design for the 31,753 SF Security Forces Facility. The new facility consolidates and supports Security Forces functions to improve the efficiency and effectiveness of their operations. In addition to offices, holding cells, interview rooms, classrooms, workout areas, control centers and assembly areas, the facility will provide adequate storage for War Resereve Materials, weapons and ammunition, and traffic control devices. A mechanical equipment room, pre-wired workstations, a fire protection/suppression system, utilities, lighted parking, and landscaping are included in the project in accordance with HQ AMC construction and MacDill AFB architectural compatibility standards.</p>

<p>During the week of 20 Sep 2004, seven different sub area plan concepts were developed by Blair Remy at Andrews Air Force Base. By mid-week two schemes emerged as best meeting criteria established during the charrette. The schemes were labeled “Study 1” and “Study 2,” and were revised for presentation at the outbrief. Following the presentation and discussion at the outbrief, “Study 1” incorporated into images, herein, was selected by the Wing commander as the direction for the National Capital Region Readiness Complex (NCRRC).</p>
<p>The outcome of the NCRRC Area (Sub-Area Plan) charrette accomplished by Blair Remy for URS at Andrews AFB set the direction for planning and design of the NCRRC. Facilities included in the planning process are the Strategic Planning and Development Facility, a three-story Visitors Quarters, Collocated Club, a Physical Fitness Center, and a Relocation Administration Facility. The NCRRC will be the result of a common design theme and character as it enhances compatibility within the community of buildings of similar form, style, material and details. Because of its capacity to handle large groups, the complex will consolidate into one venue in which to hold sensitive classified briefings, conferences, and events. A courtyard is envisioned for the entire complex, formed by the linking of facilities and walkways, to control vistas and to provide year-round access for the public to ancillary facilities for education and recreation.</p>
<p>Design and construction of the proposed buildings will require compliance with applicable sections of the Maryland Stormwater Management Guidelines for State and Federal Projects. <p>A recipient of two AIA design awards, one for architecture and one for interior design, this low profile lineal two-story speculative office building is located on a heavily wooded, gently sloping site. Enhancing the wooded quality of the site, the banded building provides a strong contrast while reflecting a harmonious image. The drop-off area is paved with black African slate which extends into the building's lobby, easing the transition from outside to inside.</p>

<p>Blair Remy has developed an improved visual tool to enhance community involvement and participation during the planning process of a Stormwater Management Plan. Believing it is an essential component of any successful stormwater management initiative, particularly in a highly developed urban setting, Blair Remy utilizes a Conceptual Visual Component as the key to an effective program for communicating with affected stakeholders and including them in the planning process.</p>
<p>Participatory planning, also referred to as Community Involvement, requires vigorous, informed communication between the various parties. The public information model presented by Blair Remy was developed as part of a larger public involvement effort associated with a major combined sewer remediation project for a city under a Consent Decree from a Federal Court. The overall goal of any community involvement program is to create stormwater management plans that are embraced and supported by the affected citizens. <p>Working for Benham, Blair and Remy designed a major rehabilitation and addition encompassing 60,000 SF, at the elbow of the Bricktown Canal across from the ballpark in downtown Oklahoma City. Mickey Mantle Restaurant, canal dining level, penthouse club, and offices are included in the project. The addition of a clock tower created a reference point for visitors.</p>
<p>The building becomes part of the circulation pattern for pedestrians at street level and along the canal walk one level below. All brick originally in place was removed to expose the concrete structure. As it was replaced, new fenestrations were designed to open the building up to better views and give occupants better exposure. In addition, two floors were added to the building with the addition of passenger and service elevators. The building is ADA compliant on all levels.</p>

<p>Blair Remy provided Project Definition services which consisted of a three-day intensive meeting at Scott AFB, IL to develop concept site plans, floor plans, building elevations, and concept perspective sketches. This workshop was followed by three weeks of iterations to hone the concepts and get over-the-shoulder reviews. Once design began we provided architectural “base sheet drawings” for site plan, building plan, building elevations, roof plan, and building sections.</p>
<p>The ATCT consists of 10 stories, an intermediate catwalk level, and the Tower Cab. The facility provide adequate space for air traiffc control operations, personnel training, crew briefings, electronic equipment maintenance, radio and telephone support equipment, environmental control equipment, and controller administrative functions. The project also provides all necessary supporting&nbsp;facilities, including connections to existing utility systems, backup power, new vehicular circulation, and site preparation and improvements.</p>
<p>The mechanical system includes a central chilled water system with electric heating. Two packaged, air-cooled screw chillers, utilizing a non-ozone depleting substance, were provided to general chilled water to satisfy the building cooling requirement. A&nbsp;Direct Digital Control (DDC) system was provided that communicated with the Energy Management and Control System (EMCS) through a LAN or fiber optic communications link. The EMCS system was modified to monitor and control selected DDC points. <p>Complete design phase services were provided for the Crash Fire Station which consisted of consolidating existing, outdated fire-fighting facilities into one 29,000 SF state-of-the-art central fire station facility to improve emergency response times and improve the preparedness of the responce forces. <p>The Dormitory, designed by Blair Remy working for the Mobile District USACE engineering component, is a three-story facility supporting the architectural theme of the Base. It is consistent with the Air Mobility Command's Architectural Compatibility Plan (ACP) for MacDill AFB which emphasizes a vision of excellent architecture that displays a high quality corporate image and blends the values and character of place into the environment. </p>
<p>The Dormitory design centers on quads (four bedroom units with individual private toilets and closet storage, and a common sitting, kitchen and dining area. Single loaded exterior walkways connote a loggia nestled wtihin the building facade and the arcade on each of the three levels overlooks the giant trees standing in the courtyard below. There are three staircases to provide convenient ingress and egress for the unaccompanied enlisted personnel. </p>
<p>The ground level houses a common support area containing a centrally located televisionr oom, game room, vending, administration office, mail service area, utility area (mechanical, electrical and sprinkler control room), public restroom, supply storage room, study/meeting room, and a bulk storage area. All aspects of the site conform to the requirements established in UFC 4-010-01, DoD Minimum Anti-Terrorism Standards for Buildings, inclusive of design to prevent progressive collapse.</p>
<p>Blair Remy uses architectural detailing to complement existing buildings; thus, creating a valuable contextual design response. <p>The Physical Fitness Center (PFC) for Andrews Air Force Base is a two-story structure with character compatible with the community of buildings of similar form, style, material and details. The exterior appearance of the PFC acknowledges the Base Design Standards. Historic elements in keeping with the Andrews AFB Design Guide include brick veneer and custom stone banding as well as all pitched roofs. </p>
<p>The architectural character features a contemporary interpretation of classical elements on the radius ends of the running track within the framework of an otherwise very traditional architectural container. Large window walls are included to provide visual access from most of the activity spaces to the outdoors, allowing for beautiful views and natural lighting. </p>
<p>The concept for the sub-area plan of the PFC design centers around a main street pedestrian mall. The PFC will have a Health and Wellness Center (HAWC) in addition to two large gymnasiums that can be opened together to create one large field house arena for special events. The building will also include multi purpose rooms, aerobics areas, strength training, racquetball courts, a running track, natatorium, family recreation exercise areas, administrative areas, and state-of-the-art locker rooms. Seating enclaves along the mall as well as the juice bar and retail area provide gathering spaces for the user. For safety measures, all components other than the HAWC and juice bar are located behind a single point of control.<br />

<p>The vision for MacDill AFB “…is an architecture of community that displays a high quality corporate image and blends the values and character of place into the environment.” The Davis Conference Center, located on Hillsborough Bay across from Tampa, was designed to be architecturally compatible with the buildings on base and specifically acknowledge “staff circle,” its Florida-Coastal style neighbor to the south. Blair Remy provided sub-area planning, charrette concepts, and design phase architectural services for this design award winner.</p>
<p>The 33,000 SF conference center is a contemporary solution that houses a state-of-the-art auditorium with table seating for 150 participants and theater seating for 100 visitors. A secure multimedia room (SCIF) with A/V for 135 participants, eight flex-seating meeting rooms with plasma screens, pre-function space with kitchen/serving support, and a wing of the building devoted to work areas for distinguished visitors are just some of the elements programmed into the project. <p>The New BRAC complex for MacDill AFB is a two-story structure integrating two adjacent buildings to form a complex which enhances its compatibility with the community of buildings of similar form, style, material and details on MacDill AFB. The architecture design by Blair Remy, working under Dorsey &amp; Dorsey Engineers, features a contemporary interpretation of traditional elements of the historic vernacular of the Florida coast.</p>
<p>The design exhibits a horizontal building expression conveyed with a base plinth of Brazil-Nut colored stucco. Contrasting Seed Pearl color on stucco reinforces the horizontal theme with its use on the second level exterior facade, louvered vents, pilasters and beams. Hipped roofs with projecting eaves are consistent with the Base Architectural Compatibility Plan (ACP). As stated in the ACP, “The resulting architectural character is a contemporary Florida Coastal style.”</p>
<p>The complex is 31,439 SF encompassing a new two-story facility, alteration to 17,400 SF of existing Building 6 and renovation 12,000 SF of Building 55 which serves as a collateral group headquarters facility for active duty personnel. The completed facility will accommodate the Consolidated Squadron Operations, Aircraft Maintenance Unit and Life Support requirements for 16 KC-135 aircraft and will be jointly used by active duty and reserve personnel.</p>

<p>Blair Remy provided the programming, concept design, and architectural component, to develop a Design Document that will be used to solicit bids for the construction of new Special Operations Command Central (SOCCENT) Headquarters Building and Commandant Facility at MacDill AFB utilizing the Design/Bid/Build method.</p>
<p>With an exterior appearance complementary, comprehensive, and cohesive in its response to the Base Design Standards, the SOCCENT Headquarters building will have three staircases to provide convenient ingress and egress for personnel as well as fulfilling life safety requirements. Internally, the facility has a central core featuring a lobby with elevator, and staircase. The ground level will house briefing/conference, CG, Personnel, Communications, Finance, and administration offices, utility area (electrical, mechanical, sprinkler control room) and public restrooms. The second level will house Intelligence, Operations/Plans and administration offices, utility area (electrical, mechanical room), and public restrooms. All aspects of the site will conform to the requirements established in United Facilities Criteria 4-010-01, DoD Minimum Anti-Terrorism Standards for Buildings.</p>

<p>With an architectural vernacular that features a contemporary interpretation of classical elements on an otherwise traditional architectural envelope,&nbsp;the Consolidated Library Education Center (LEC)&nbsp;includes large window walls to provide visual access from most of the library reading and stack areas to the outdoors, allowing for beautiful views and natural lighting. Historic elements, in keeping with the Andrews AFB Design Guide, include brick and custom stone banding as well as pitched standing seam metal roofs. The concept sub-area direction of the LEC centers around a main street pedestrian mall concept developed by the Base and referred to as the Strategic Development Plan, 2006.</p>
<p>The LEC will be composed of a one-story library separated by an entry foyer from a two-story education facility. The dual entry was designed to support the perception of a primary entry facade on both the pedestrian main street mall side of the building and the user parking lot located on the opposite side of the building.</p>
<p>Included in the Library area is space for storing and issuing books, pamphlets, periodicals, newspapers, maps and records, and also for public use computers and a reading/study area. Education, interaction areas, administrative areas, and support areas are included in the Education Center. The 56,963 SF facility can be used by other components on an “as available” basis.</p>

<p><span style="font-family: halvettlight; font-size: 10pt;">This project was part of a three phase rehabilitation and expansion program at The University of Oklahoma's main campus. Working for DDG and The Benham Group, Blair and Remy completed design phase work that includes 141,000 SF of student, public, and administrative spaces with detailing that acknowledges the historical aspect of the "prairie gothic" facility positioned in the heart of the OU campus. Two additions included one building for student activities and dining, the Anderson Room, which&nbsp;provides an entry portal accessed from the North Oval; and the second, a Student Leadership Center, which&nbsp;is a three-story structure designed to nestle into a new west plaza; thus, creating a home for student government.</span></p>]]></description><guid>http://www.blairremy.com/student-union-project</guid></item></channel></rss>
